I haven't noticed that it has been all that quiet.
Now that the nicer weather is finally here I'm not spending as much time at the keyboard.
Summer is the time for riding, yard work, fix ups, outside painting, cottage time, etc.
There's always plenty of chores to keep me busy.
 
We have had rain by the buckets for the last week. I have been battling runoff and flooding issues on my property....
House was originally designed with many retaining walls on the north and east sides to divert the down hill flow of water.....those rotted and caved in years ago. I have replaced 2 of them still need a third, and added new gutters (why they didn't include them on a house built in the RAINIEST part of the U.S. I will never know) but had a flood in my house a few weeks ago and every extra minute has been spent cleaning up after that, and doing what needs to be done to keep it from happening in future. House is almost 40 years old. Sat empty for 3 before I bought it.....and was neglected for about 4 before it was vacated. Purchased for WAAAAY below market value so not totally complaining but it is keeping my time VERY occupied.
Good bones, and should turn a tidy profit in a few years. Do as much of the work I can myself over time, no rush still got a year to go before I can even think of listing it.......or else I pay Uncle Sam BIG on "capital gains tax"
 
Thanks gang. It is what it is. I knew going in the place would need "things" this is my 4th "buy and flip" had built quite a tidy little nest egg (in theory) till the bubble burst on me in the Keys. This is the first "do-over" project since then. Takes time---Rome in a day and all--- Sometimes its frustrating, but the fact (including $ invested in repairs) I still have, in just 2 years, doubled my $ "in" on this one, no investment plan these days can give that kinda return. So I complain a bit, but long run it will be worth it for sure. If the Zombies don't get us all first .....of course :y2:
 
Dave, I am sorry you have been down with the flue. I hope you are felling better.

Adrian, we have been having that rain, too. We had severe thunderstorm warnings all night long last night. Sorry to hear about your flooding issues. I hope you get it it sorted. I have also had tons of rain at the ranch - which was badly needed. North Florida, southern Georgia, and South Carolina have been under a severe drought. The tropical storm brought us much needed rain and this past week saw the low lying lands flooded. This is really a good thing. My place and the ranch house are high and dry. But the grass is growing faster than I can mow it!

In between rain storms, I have been doing some kayaking on the St Johns River. I saw a large gator while kayaking yesterday. I was about 30 ft from it as it was swimming along.
 
Well, lucky for us we don't have any of those agitators swimming around here :y13: :y15:
We have nothing in our waters to fear - not even in the ocean.
But well offshore there are sharks sometimes and local sport fisherman used to catch them on rod and reel.
I don't know if that's still allowed or not. There has never been a shark attack here this far north.

I just did a walk-about and notice small things that need attention on the house; flaking paint; loose trim, etc.
Our harsh winters are hard on everything.
The sunny side suffers from the sun too as does my cottage which needs to have the eastern wall painted due to the forces of cold and heat.
It's this kind of thing that can't be let go, but it gets me outside in the fresh air. I'm a handyman at heart and love doing this kind of stuff.
 
My GF and I have been kayaking on portions of the St Johns River and the lakes that feed into it. Yesterday we kayaked in the river itself. Here are some pics from yesterday. It's not motorcycling; but it is fun!
